Well this Hudson, Florida Realtor was at first very discouraged at seeing these Charts I created using data from The West Pasco Board of Realtors MLS site. The first thing that jumped out at me in these charts was how many more homes are under contract than closed in August 2009. Now do not read too much into that. I think that has alot to do with Distressed Homes (Short Sales.)

You see a normal property in Florida closes in about a month. However, some banks have been taking up to 90 days to close in some cases. However, when it comes to short sales they typically take 4-5 months to close, so they build up a back log. On some occasions it closes in a month, in others it takes even longer, but 4-5 months is the norm these days. And this creates a backlog in the MLS in the Active with Contract and Pending Sale categories. So it is not as if September is going to be spectacular based upon how many properties are under contract.

Now you can see that Hudson is pretty similar to West Pasco in general. There are 10 months inventory in the Hudson Real Estate Market. And while only 38 homes sold in Hudson for the month of August 2009, which equates to just barely more than 1 house per day closing, this Hudson Florida Realtor sees it as over 70 sides of a deal to get in on, not to mention alot of great oppurtunities for a Home Buyer, especially with the $8000 First Time Home Buyer Tax Credit (which is actually only a 10% credit, with a limit of $8000)

Sadly, one of my favorite Subdivisions in Hudson, Florida had no sales at all in August 2009. Leisure Beach has 23 homes for sale presently, but only 4 people took advantage of the great values available in August, half of which are Distressed homes. Unfortunately none of them have closed yet. And as every Realtor knows, and most buyers, until it closes, it has not closed

This Fabulous New Jersey Style Pizzeria joint is a real restaurant actually. It has a split dining room so you can actually have a large party there. It has a spectacular Italian style Mural along the Entire Wall, and of course it has Italian music playing in the background.

While waiting for your order you can keep your kids busy with the place mats that have map of Italy and interesting facts about the wonderful country All Americans have to thank for so much modestly priced delicious food.

Would you like to enjoy a bit of wine with your meal, not a problem. Leo & Joe’s Restaurant has beer and wine for your dining enjoyment.

Personally I am a huge fan of their Neapolitan pizza, their humongous calzone’s with sauce on the side. I have heard great things about their calamari & their Grouper. I personally love the Chicken Cacciatore & Chicken Parmigiana. Leo & Joe’s Pizza’s start at $8.00 and the calzones start at $6.25. Hot and cold subs are available for under $6.50 and do not forget to finish it all off with either a Tiramisu or a cannoli, and I hear the cheesecake is tasty too. The highest priced item I found on their menu was Seafood Marinara for $15.95, so it will not break the bank to go out an enjoy a true Italian Restaurant experience

and their delivery service is top notch. Hopefully you are fortunate to be in the delivery area, but if not, you owe it to your self to make it to SR 52 & Little Rd (CR-1)

Are you looking for a delicious Ice Cream Treat or some snacks to cool off from the oppressive Florida Heat? Well take the family down to Twistee Treat In Hudson, on the border of Port Richey Florida. I had to get down there early in the day to get an unobstructed picture of the Unique structure. Usually it is overflowing with people, particularly at night, and vehicles park where ever they can find space.

Twistee Treats is a favorite among locals & visitors alike, and yet has very modest prices for its delicious treats. And in case you can not read the signs, on top of Ice Cream the also sell All Beef Foot-long Hot Dogs, Chili Dogs, Corn dogs along with fresh made Hamburgers and Cheeseburgers that are absolutely fabulous. I would put them up against your favorite burger place any day of the week and twice on Sunday.

They are also conscientious of today’s health concerns, and as a result also offer sugar-free & fat-free ice cream for all the various treats you can make from ice cream there. Their menu is extensive so you can go there many many times to try all the varieties they offer, or perhaps you have but one true love. For me it would be the banana split. I could eat that every day all day if I could. The only down side to this iconic ice cream stand and more is its location. If you are not looking for it, you would miss it. As you travel on State Road 52 on the border of Hudson & Port Richey Florida you will see a Bank of America Building at the intersection of Zimmerman where a stop light is located. On the north side of 52, behind the Bank of America Parking lot is the Unique structure. From the research I have done it appears there have been 90 of these buildings made for the Chain but as of now, I could only find scattered details as to how many are left, with the majority of people saying only 35. A lot of information is located at http://www.agilitynut.com/food/twistee.html including franchises for sale, which appears to be the only way to get one of these buildings now.

If you are looking for the best and freshest in town, Than you need to stop by Bagels Galore on State Road 52 just west of US 19. They have all your favorite bagels in the display counter for you to pick from. And they will put whatever you want on it.

Do you want to make it an egg sandwich to get your morning started right? Or perhaps you would prefer to have you bagel with a western omelet on it? That is my current favorite. You want Lox on that Bagel? You got it! or maybe you just simply want some butter or cream cheese.

The store is conveniently located on SR 52, on the border of Hudson and Port Richey, adjacent to the Racetrack Gas Station I include a picture because Bagels Galore is a charming little shop that, if you blink, you might have missed it. I know i did the first few years I lived in the area.

Bagels Galore is so much more than just bagels though. They have a broad sandwich menu featuring Boars Head meats & cheeses, of course.

As to prices, The most expensive sandwich i can find on the menu is a whopping $6.25. Now maybe the ‘Build your own’ option may run a little higher, depending on what & how much you put on your Sandwich. And they have a daily sandwich special.

You also get to enjoy your choice of Delicious Boar’s Head meats & cheeses. Their sandwiches are available on Bagels, White, Wheat, Rye, Sourdough, Wrap, Sub roll, or pita bread.
