Welcome To Country Club Estates in Hudson, Florida

This small community of approximately 300 detached single family homes whose entrance is Located between the New WalMart Supercenter & Castriota Chevrolet on US-19 in Hudson, Florida. This community, which had become a bit blighted in the beginning of the new Millennium, has seen a resurgence in the last couple of years. The community has a Civic Association that has gotten very involved in revitalizing the community. Everybody is welcome to attend the monthly meetings, and if you want to actually join the Association it is only $10/year/person

The Civic Association has a monthly meeting on the first Monday of every month at 7:30 pm. The clubhouse is located at the end of the main drag, which happens to be called…Country Club Dr

I credit the Board members for affecting alot of necessary change to improve the community back to the hay days when it was mainly a well kept, modest, snow birds paradise community. They have been aggressive in getting Code Enforcement into the community to get everybody up to code which was not popular with some. But it was very necessary to maintain a nice community. They have even caught flack for the code enforcement, even though it is a county issue, not a community issue. Under County codes one needs to keep yards maintained, no commerical vehicles, and boats or trailers may not be stored in front of the house.

So now, with the help of the Board, Country Club Estates has become a Neighborhood watch area. They have gotten the Mounted Patrol to come in every once in a while, and what child is not thrilled to see horses trotting through the community. In the same vein as “It takes a village” they now have a golf cart, as well as a pickup truck, that does late night community patrols to make sure there are no problems.

In order to keep the kids out of trouble, they have updated the clubhouse to have a movie night, and other activities, the schedule for which can be viewed on the Country Club Estates Civic Associations Calendar. They fixed up the Basketball net, and for the more experienced residents there is Bingo and shuffleboard courts. They are also willing to entertain any idea you may have to improve the community. They have really gotten pro-active in improving this Hudson, Florida Community

Now if a community on the come back that you can be proud to be apart of and help make one of the best little communities in Pasco County, than I suggest you look into purchasing a home in Country Club Estates. It has been many years since homes have been so affordable. Here is the current inventory of homes in the Community.

Regulations prevent me from posting possible mortgage amounts for these homes as a general range, so i recommend you use a mortgage calculator to see how much cheaper than renting a $40-50k home can be purchased for. And remember the First Time Home Buyers Tax Credit is not an $8,000 tax credit. It is a 10% tax credit on the purchase price, up to $8,000

So there it is. A community aggressively making improvements on a daily basis. A board who is willing to consider, and figure out ways to implement, any idea that will benefit the community. And finally Prices that are incredibly affordable. So do yourself a favor, if you are currently renting, or thinking making a purchase, Country Club Estates in Hudson, Florida is a great oppurtunity at a great value. I was a bit astonished when i pulled the market report for Beacon Woods. You see 85 homes for sale in a community of 2100+ homes just seems a bit low. I guess it is a testament to the great community that it is with very active resident involvement. Just review what their Community Association does and you will get the idea. With 11 houses sold in August 2009, and only 85 homes for sale, there is only a 10 month inventory on the market, which is much better than its surrounding areas. I have found this to be a very enlightening Real Estate Market Report

Back when Wal-mart made its intentions known, that it would like to build its latest Supercenter at one of the entrances to the community, well alot of people were up in arms. So much so that the Civic Association hired an attorney to fight its development. In the end though, Walmart won, but not without a few concessions to address concerns about increased traffic into the community. In all Beacon Woods is a Thriving 18 hole Championship Golf Community with many subdivisions within the greater Beacon Woods, with all the amenities available for all wants and needs. If an active community is what you are looking for, it is what you will find in Beacon Woods. Their monthly newsletter is more like a magazine, and there is something to do everyday, without ever leaving where you call home.

Lastly I would like to add, if you have not already noticed at the Civic Associations webpage, Beacon Woods is actually in Bayonet Point, Florida.

Was a bit surprised that Real Estate in Sea Pines Waterfront community. But compared to many other places it seems there are fewer home owners in trouble here, thus the lower homes on the market. Of course being the only Waterfront Gulf Access & Golf Community in Hudson, Florida definitely has its appeal for long term living.

Tampa MSA 2009 Q02 Real Estate Market Report by a Hudson, Florida Realtor

MSA= Metropolitan Statistical Area. There are over 350 in the United States, which are used to give a more local evaluation of Real Estate Markets. National Real Estate numbers are good to follow, but it can not be said enough. All Real Estate is Local. Just ask Detroit or Flint Michigan how they fared during the housing bubble. An area is considered an MSA if, like Tampa, they have over 50,000 people in the area. The MSA also includes surrounding counties if they are interdependent on one another

As you can see in the map above, the median home price for the Second Quarter of 2009 fell to $140,900 which is a drop of 22.1% from the Second Quarter of 2008. And is a fall of 36% from Real Estate Market highs of ~$220,000 in 06

To read the Chart below, the Red Line is read off the Right side dollar values, and the Blue bars are read off the Left side percentage gains/losses. As you can see, while many are saying the Recession has bottomed, their is not yet such an indicator in our local housing market. But keep in mind this is only the first quarters information. We do not have the second quarters statistics yet, which may show a bottom, hopefully.

If you eliminate, or average out Q1 in 2007 it has been a pretty even decline in the market, price-wise, as shown by the Red Lines pretty even decline. And taking out Q1 in 2008 you will see that the pecentage losses, are fairly steadily accelerating as well. But keep in mind each one is year over year. So every 4th blue bar is what is being compared, they are all year over year price declines. All in all, you can see we have pretty much wiped out any and all gains since 2002 in the Tampa Real Estate market. With some housing selling in the teens or low 20′s, I really can not see much more price declines in the general market. There just is not much room for them to go lower.

And aside from the magnificient views available from every table, everyone has a view of the kitchen as well. At Sam’s Waterfront Restaurant & Bar the kitchen is not squireled away behind a wall. It is open to all that wish to be confident of the way in which their food is prepared.

Take it from a Realtor in Hudson Florida, I have yet to have a client be disappointed, after a long day of house viewings, ending up at Sam’s Waterfront Restaurant & Bar. It truly is a great way to end any day. One client that I go their often with is a fan of the Grouper Sandwich. I enjoy the Burgers or chicken fingers. And sometimes when I am feeling adventurous, I get a shrimp platter (not a big fan of seafood personally, my loss.)

But rest assured, regardless of your tastes, you will find something to please you, while you enjoy the spectacular sunsets.

Since The Links in Hudson Florida is one of my favorite Golf courses, and they do not have a web presence, at least as far as I can tell, I figured they deserved to be highlighted. I had included them in a previous blog post here: http://tinyurl.com/poxro9

I know of no other course where you get so much bang for so little
buck. Want to take a quick break from everyday life, but can not put in a full 4 hours on the Golf Course? Get a bucket of Balls for just $5 and drive away your stresses on the Driving Range for a nice diversion.

And since I am talking about the Driving Range I want to remind you to keep it in the back of your mind as you go after your drive on the 9th hole because the driving range parallels the hole but in opposite directions. So as you move up the fairway on the 9th you need to be aware of any stray slices/hooks that may find their way into your game. As not so good player, my big threat is trying to retrieve my hooked drive from the Driving range. That is not a good idea

And while this is not World Woods or Bethpage Black, it can not be beat in its price range from $15 to $40, a round including cart. The Golf Course winds through The Estates of Beacon Woods, The Reserve and The Fairway Oaks Subdivisions. And after the 12th hole you have to go through a tunnel under Little Road (CR-1) to get to the 13-16th holes, and than come back under to finish out your round. And it has been a pretty consistent 4 hour round for me. My brother and his best friend have done it in 2 hours during twilight rates, but….

Now during Snowbird season, the course can get backed up a little bit at a couple of congestion prone areas, usually preceding a par 3, but that is usually the best time to meet new and interesting people to network with.

Hudson, Florida magnificient Cloud formations. While driving the other day I noticed so spectacular cloud formations and how the setting Sun was dancing fantastic colors on the clouds. Usually I take sunset/cloud photos from Hudson Beach, Florida, but this time I felt i might miss out if I waited, so I snapped from where I was at, than headed to Hudson Beach Florida for the rest of Sunset

One of Hudson, Florida Premier Waterfront Gulf Access communities is one of my favorite communities. And as a result of the Subprime mortgage meltdown prices have become very attractive. As you will see in the map below, the charming Community of Leisure Beach is only made up of 7 Streets and is minutes from the gulf.

Every street, save 3rd Isle, is a cul-de-sac so it is also a very quiet neighborhood making it easier to enjoy the serene lifestyle of Florida Waterfront Gufl Access in paradise. Back before the crash you could not buy a waterfront gulf access lot for under $300,000 in most communities. The most recent sales were distressed properties and did not break above $200,000. Now while most properties have only about 60′ of waterfront, the properties on the cul-de-sac’s have as much as 135′ of waterfront. And it was just a couple of years ago that the Canals were dredged.

Another attractive feature of this Waterfront Gulf Access community is No Bridges. You’re sailboat is free and clear to launch here with direct Gulf Access. so not only can you fit a long boat in this community, tall ships are at home as well. So if you are a boat owner, or plan on being one, I would suggest you take a good look at Leisure Beach In Hudson Flordia. And if you zzom out the map below, you will see the New Hudson Super Wal-mart in the bottom right corner.

The store is conveniently located on SR 52, on the border of Hudson and Port Richey, adjacent to the Racetrack Gas Station I include a picture because Bagels Galore is a charming little shop that, if you blink, you might have missed it. I know i did the first few years I lived in the area.

Bagels Galore is so much more than just bagels though. They have a broad sandwich menu featuring Boars Head meats & cheeses, of course.
